TENANT WITH MANAGEMENT
Services include:
- Evaluation of property with an estimate of potential income
- Marketing of the property
- Finding tenant
- Showing property to prospective tenants
- Screen tenant applications including conducting credit checks and/or background checks
- Execute all necessary documents
- Inspect and document property prior to occupancy
- Arrange trades if and when necessary
- Coordinate tenant move in
- Inspection of property
TENANT WITHOUT MANAGEMENT
Services include:
- Viewing and assessing the property
- Taking photos of the property for web marketing
- Developing a booking schedule and a short-term rental agreement customized for the property
- Assisting the property owner with the development of an information package for guests i.e. house rules, check-in and check-out procedures, etc.
- Corresponding with confirmed guests and providing them with information, keys, directions, etc.
- Collecting deposit and rental payments
- Pay agreed expenses as set out in service agreement
- Following up with guests after check-out and refunding security deposits
- Provide emergency contact for clients and tenants
- Arrange repairs and maintenance in accordance with client instructions
- Hire and supervise resident caretaker(s) when applicable
- Coordinate building, ground maintenance and contractual services
- Purchase equipment and supplies, as necessary
- Arrange property inspections

- 3 months and + when non-resident (the added month depends on the landlord rules)
